Using Anna Ginger. Anna Ginger is your personal property hunter for Koh Samui. These Terms explain how the service, your Pass and your access to Anna work.
1. About these Terms
Anna Ginger is a service operated under the trade name ProdesignbyCat by Kamonphan Khamyot, in Thailand.

2. What is Anna Ginger?
Anna Ginger is a property-search assistance service designed to help users find potentially relevant homes, land and businesses in Koh Samui. You describe what you are looking for in natural language and Anna helps compare your search with property opportunities identified by the service.
3. Your account
You are responsible for providing accurate account information and for keeping access to your account secure. Your account is for your personal use and should not be shared with unauthorized third parties.
4. Anna Ginger Passes
Anna Ginger currently offers one-time Passes of 1 week, 3 weeks and 6 weeks. The price and duration that apply are those shown on the website when you purchase your Pass.
A Pass is not a subscription and does not renew automatically. If you want to continue active searching after it expires, you must purchase a new Pass.
5. Payments and refunds
Payments are processed securely by Stripe using the payment methods available at checkout. Anna Ginger does not store your full card number.
No refunds. Anna Ginger Passes are one-time purchases. Once a Pass has been purchased, it is non-refundable, including if you stop using the service before the end of your Pass period. This does not affect any rights you may have under applicable law.
6. When your Pass expires
When your Pass expires, your account remains accessible, but you can no longer send messages to Anna or start or continue an active property search. Anna also stops searching for new property opportunities for you.
Your previous conversations and searches remain available for consultation, and properties you saved remain accessible in Saved. Buying a new Pass reactivates access to Anna and active searching.
7. Property searches and results
Anna Ginger is designed to help identify property opportunities that may match the search you describe. We cannot guarantee that every relevant listing will be found, that a listing will be found immediately, or that every result will be a perfect match.
Search results can also change as new information becomes available or listings are updated, removed or become unavailable.
8. Facebook and third-party listings
Many opportunities presented by Anna may originate from Facebook Groups or other third-party property information. That content is created and controlled by third parties, not by Anna Ginger.
Anna Ginger is independent and is not affiliated with, endorsed by, or sponsored by Facebook or Meta.
9. Anna Ginger is not a real-estate agency
Anna Ginger is a search and matching service. It is not a real-estate agency, broker, property owner, seller, landlord or party to any transaction between you and a listing author, owner, agent or other third party.
You remain responsible for contacting the relevant person, checking the property and its legal or commercial details, and deciding whether to proceed with any rental, purchase or other transaction.
10. Accuracy and availability
We make reasonable efforts to present useful information, but we do not control third-party listings and cannot guarantee their accuracy, completeness, legality, current availability or price. AI-generated analysis can also contain errors.
Always verify important information directly with the relevant listing author, owner, agent or professional adviser before making a decision or payment.
11. Responsible use
You agree to use Anna Ginger lawfully and reasonably. You must not misuse the service, attempt to bypass security or access restrictions, interfere with its operation, copy or reverse-engineer protected parts of the service, or use it for fraudulent or illegal purposes.
12. Service availability and changes
We make reasonable efforts to keep Anna Ginger available and reliable, but we cannot guarantee uninterrupted or error-free operation. Maintenance, security work, technical incidents or changes to third-party services may occasionally affect availability.
Anna Ginger may evolve over time. We may improve, modify, add or remove features where reasonably necessary for the product, security or technical compatibility.
13. Intellectual property
The Anna Ginger name, visual identity, interface, code, text and original graphics forming the service are protected by applicable intellectual property rights. A Pass gives you a personal right to use the service for its duration; it does not transfer ownership of Anna Ginger.
Third-party property listings, photos and other third-party content remain the responsibility and property of their respective owners or rights holders.
14. Liability
Anna Ginger helps you search for property opportunities but does not guarantee a successful rental, purchase or transaction. We are not responsible for third-party listings, communications, negotiations or transactions resulting from information found through the service.
To the extent permitted by applicable law, Anna Ginger will not be liable for indirect losses resulting from use of, or temporary inability to use, the service.
15. Account suspension or termination
We may suspend or close an account in cases of fraudulent use, attempts to compromise service security, serious misuse, payment problems or serious or repeated breaches of these Terms. Where reasonably possible, we will contact the user before permanently closing an account.
16. Personal data
How we use personal data is explained in our Privacy Policy.
17. Changes to these Terms
We may update these Terms as Anna Ginger evolves or when technical, commercial or legal requirements change. The latest update date will be shown at the top of this page.
18. Governing law
These Terms and the use of Anna Ginger are governed by Thai law. If a problem arises, we encourage you to contact us first so that we can try to find an amicable solution.
